Water damage can happen to anyone at anytime.  This was the subfloor underneath a shower pan.  Homeowner had a plumber come in and repair the drain line from the first floor.  We were called in to complete an inspection and identified concerns far greater than just the drain leak.  We informed the homeowner about the need to remove the shower pan due to comprised integrity of the subfloor underneath.  Not only did we find that the subfloor was significantly compromised, essentially rotten and collapsing in on itself, but also that the shower was not installed properly and water was getting behind the tile.  The shower door had been installed on the wrong side and was allowing water to collect on the floor outside of her shower as well.  The exterior wall had insulation that was saturated and the list goes on.

Long story short, when you suspect water damage take action immediately!  Even the smallest leaks can have a huge impact.
